VILLA BELLAQUERCIA

DESCRIPTION
Bellaquercia, whose name recalls the beautiful old oaks growing in the park, is a luxurious ancient farmhouse of the 18th century with its guesthouse in a beautiful and peaceful location near the famous town of Orvieto.
Both the main villa and the guesthouse, situated only ten meters away, have been lovingly restored and furnished with great care.
The villa is very welcoming, light and generous both in its dimensions and its provision of comforts.
The original living room was built out of the old animal shed and still preserve the old manger. It has large French windows which lead directly to the farmyard equipped for eating “al fresco”.
Furniture and furnishings are to a high standard as well as the four acres park completely fenced and designed by a famous
landscape architect, abounding of roses, lavender, rosemary, olives, antique walnut trees and fruit trees in perfect harmony
with the surrounding landscape.
From the garden it is possible enjoy a magnificent view over the city of Orvieto and its surroundings.
Near the main house there is the lovely swimming pool of 14x5 m built with quality materials and mosaic tiles and it is also
equipped with a heated shower.
The surrounding countryside is particularly beautiful there and from spring to the end of summer the town of Orvieto play host to a variety of artistic , cultural and musical events.

MAIN VILLA :

Ground Floor: main entrance, a dining area with a large table seating for 12 people, a large kitchen with fireplace, a
larder, 1 single bedroom, bathroom (without shower or bath tube).
Large living room with its original restored manger, large French windows and direct access to the farmyard equipped for
eating outside.

First Floor (access by an internal and external staircase): dining area with kitchenette and library, 2 double bedrooms with
en-suite bathrooms with box-shower, 1 twin with en-suite bathroom with tub, sitting area with antique fireplace and a lovely
balcony with cane chairs and table. 1 twin bedroom (convertible into a double) with bathroom with bath-tube.
Guesthouse:
Ground floor: a large double bedroom with en-suite bathroom with shower.

Top floor: there is a small independent apartment: kitchenette/living room with wood stove, 1 double bedroom and bathroom
with tub/shower.

Facilities: pool (5x14 m – depth 2.50 meters), external heated shower, dishwasher, big fridge (in the pantry), microwave,
dishwasher, toaster, stereo radio-CD player, electric fans on the bedrooms of the first floor, satellite TV with Sky in the
main villa, TV in the guesthouse, DVD player, hairdryers on the bathrooms, WI-FI internet connection, washing machine
(laundry on the guesthouse), 2 cots, table tennis.

Amenities/shops: Orvieto is about 3km with Shopping centres, shops, pharmacy, restaurants/pizzeria, take-away, railway
station in Orvieto Scalo approx. 4 kms (train station with express service to Florence, 90 minutes, and Rome,1 hour); 40 kms
from Terme romane "dei Papi" in Viterbo.
Distances: Orvieto 3 kms; 40 kms from Terme romane "dei Papi" in Viterbo; Todi 38 Km, Perugia 78 km, Rome 140 km.
Notes: an electric gate leads directly to the house along a driveway (100 mt).
