DESCRIZIONE
This villa is situated within walking distance (about 200 m) to shop/cafe of a lovely small village
and it is surrounded by one fenced hectare of land with olive trees and a small private wood ideal for walking.
The property is composed of the main villa on two levels and the annex located near the pool where there is a sunny living
area with access by a modern iron staircase to a mezzanine equipped with sofas and large windows.
The bedroom in the annex is more simple and basic than the bedrooms in the main villa.
All the bedrooms of the main villa are spacious and with their own bathroom.
The strong connection between the interiors and outdoors filtering through the large windows of the rooms, particularly in
the dining and sitting area of the villa makes it possible to enjoy the landscape every season of the year in full comfort.
The swimming pool is composed of two unusual shaped pools overlooking the surrounding trees and fields and the smaller one
can also be heated.
The special architectural style, the high quality of the construction materials and finishes, make this property a villa

Ground Floor: a long corridor connects all the following areas: a small dining room, a kitchen, a twin bedroom (with large
beds) a bathroom with shower, utility room with washing machine, a large dining area (14 seats), a sitting room with
fireplace with direct access to the garden by French windows.

First floor: a library, 1 large double bedroom with a small terrace and en-suite bathroom with bath,
A double bedroom with en-suite bathroom with a large shower.

Facilities: 2 ovens, dishwasher, American fridge, microwave, BBQ area, DVD player, CD player, wi-fi internet connection,
satellite TV, 2 small external pools equipped with sunbeds (the smaller pool can be heated).

Annex: living area with access to a mezzanine by an iron staircase where there is a sitting area with a double sofa-bed.
On a lower level there is a very simple small single bedroom(with French bed) with direct access to the garden and a
bathroom with box shower. External area equipped with table and chairs for eating outdoor.

Notes: Children are not allowed in the annex because of the unsafe staircase.

Amenities: The nearest supermarket, cafe and newspapers kiosk, church, pharmacy, are about 200 mt away, at the nearest
village of Casteltodino.

Main distances: Casteltodino 200 mt away, Acquasparta about 6 km, Montecastrilli about 3 km, Terni about 22 kms, Todi
